Emergency, After-Hour Maintenance Criteria
In an effort to ensure the safety and security of all of our tenants, and to keep the lines of communication clear on what constitutes an emergency after hour maintennce call, here are a few examples of items that would quality.
Leaks
-Gas: To report a suspected natural gas leak, immediately leave your home, go to a safe location and call 911, then contact natural gas leak hotline at 612-372-5050 or 1-800-296-9815.
-Plumbing: An uncontainable leak that is actively causing damage to the surrounding fixtures or has the potential to.
-Roof/Ceiling: We would like to be made aware of these as soon as possible.
Life Safety Issues
-Malfunctioning or non-operational Smoke/CO Detector after you have checked, and replaced, the battery.
-In the event of a fire: Immediately leave your home, go to a safe location call 911 first before reaching out to us.
-As a reminder, if you are locked out of your residence and need to be let in after hours there is a $65 fee that is due to the agent at the time you are let back in.
Plumbing and Sewer
-Sewage backup.
-An unusable toilet when there is only one available in a residence.
-No hot water if it will be longer than 24 hours before a technician can come (i.e. The heater fails on Saturday, and the next business day is Monday).
Temperature Issues
-No functioning HEAT and you are unable to maintain a temperature of 60° F (15° C) in your residence.
-No air conditioning when the outside temperature is above 90° F (32° C).

FAQ
How do I set up a showing?
To schedule a showing of any of our available properties, please call the office at (501) 725-0015. We typically show Monday-Friday between 10 am and 4 pm. We must inform the current tenants of the showing the day prior.
Where do I pick up my keys?
We will meet you at the property provided all fees are paid and transferr the keys to your possession.
How can I pay rent?
We only accept cashiers checks and money orders and e-checks for debit/credit payments online.
Can I sublease my apartment?
Yes, we do allow subleasing. Please contact us at (501) 725-0015 for details on the subleasing process.
What is your pet policy?
We are a pet free property.
How do I have the utilities put in my name?
Please visit our “Local Services” page for utility contact information. Refer to your lease to see which utilities you are responsible to pay.
How do I submit a work order?
You can sumbit a work order through email or by phone. If the office is closed, you can leave the request in a message. We have emergency contacts listed on our voicemail and website. If your work order is an emergency, please contact one of our emergency contacts.
What is considered an emergency?
Emergencies are issues that pose a risk. Typically these are things such as flooding, fire and physical harm. If you are not sure, you can ask the emergency contact.
When do I have to turn my keys in?
Keys are due (501) 725-0015 by 9 am on the day your lease ends. If your keys are kept later than this, you are subject to additional fees.
When will I get my security deposit back?
Security deposits are processed and mailed out within 30 days of the end of your lease. You will be given copies of all deductions. Please be sure to give us your forwarding address so that we can mail it directly to you.
